Preparation

Preparation can be the most daunting stage for our clients.  Where to begin? What should we do to increase our home value?  We know our clients cannot consider where they are going to go next until they know what their home is worth. 


Step 1. The Home Evaluation

We are frequently called upon by our clients to provide free home evaluations.  This Comparative Market Analysis (CMA) will let you know what homes in your area have sold for in recent months. The CMA also provides our clients with valuable information on how to increase the value of their homes. 


Step 2. Decluttering

Once the potential market value is know it is time to start decluttering.  With our guidance clients have access to all sorts of vendors who are able to help.  From packing boxes, donating items to charities, removing garbage, finding storage, and moving we have the right people to help. We can manage the entire process for you or do a little her an there, it is up to you. 


Step 3. Small Repairs/Painting

Most homes need a little bit of TLC. We have vendors that provide repair work, painting, gardening, etc.  We can coordinate and supervise the work on your behalf


Step 3. Cleaning

Once the house is ready we bring in our cleaning team.  They will clean from top to bottom and everywhere in between. Windows, Stove, Fridge...you name it we get it done.  

Staging

As described above Staging and Professional Photography have major impacts on a properties value.  There are however two kinds of staging.  We will call them Level 1 and Level 2.  Most when they hear staging think only of Level 2.  


Level 1

It is important for every home to have some level of Staging done to it. Over the years you may have amassed beautiful collections of art, photos, books, furniture or figurines...you name it.  But too much of anything can become very distracting not only to the buyers who visit your home but more importantly to those looking at pictures of your home online.   It is therefore vital to declutter, rearrange furniture and make room for the imagination of the buyer.  They need to be able to picture themselves at home.  


Level 2

The homeowner has moved out and the property is vacant or practically vacant.  This is what many think of as traditional staging.  Here all the furniture, lamps, carpets, art and even nicknacks have been meticulously curated, by professional stagers, to show your home at its best.  This is the most powerful and profitable way to have your property shown.  The return on investment is significant.  If a client was ready to sell their home and was considering an investment in preparing their home for sale, we would recommned Level 2 staging before small renovations every time.
